Most of the sites are old mobile homes that look as though they've been there dating back to the 50's and as for it being a non-permanent..well, it looks sort of real permanent to me. Just in need of some regulations on upkeep I'm guessing. Perhaps there is a county tax if you post it as Permanent.

Owner is senile and petty, renters get drunk and curse at their kids publically at the docks. Land is hardly mowed or maintained despite a maintaince fee. Land floods, boat storage is overpriced, docks are wobbly, annoying plants that dig into clothes and skin cover the area. Mud, wasps, poor tasting tap water, and be prepared to never see any of these change. Land is littered with garbage and employees while helpful will not be there for long. Fish are hard to catch and hardly big enough to eat, unless you like the invasive carp that infest the area. During the Fourth of July one year, renters and neighbors nearly broke into a drunk fight. Owner frequency LEAVES THE LAND ALONE, which puts all of your property inside at risk of theft or damage. PLEASE DO NOT EXPOSE YOURSELF TO FISHERMAN'S HAVEN. Neighboring RV parks are better kept and under better management that isn't outdated and primitive.
Let me get back to the electrical issue. None of the 30 amp service electrical feed lines going to camp slips were "not" in conduit, simply exposed running across the ground and not even outdoor type cable, it was white. At least I noticed it before doing any type of stake driving or lowering the camper jacks.
They tell you a "Gift" shop, well it's nothing more than a small shack with a few fishing items and a computer desk. The real shack I was told was damaged a "few" years back by a storm and they never have gotten around to repairing it. Shop at H.E.B. up the street is the only thing I'd suggest.

When we were there the County had a Rabies Alert posted throughout the county, warning sign's everywhere you drove, so guess what, they have dogs running free in that park, yep. Sort of scary if you ask me.
Love this place. Great for kids! The dog and the hosts are very friendly.
Not somewhere I want to say again. Not as advertised, not even close. Very run down, some serious site electrical safety issues and down right dangerous, no public bathrooms. Boat storage...ha, ha. We were charged for 3 days and was only here two, but if the morning you checkout is counted then sure, just be careful folks.
Park Dog's were barking most of the night, apparently there are no rules on that one either.
